We are not going to tell you that you have a winning case. We checked, against 1685 real 2025 records, and our own scoring does not predict who wins. What the records do show is that the odds for anyone who files are far better than most people assume.

Get told when the next roll lands
Calgary mails assessment notices in mid-January, and the window to question one is 67 days. Most people miss it. Leave your email and we will tell you the day the new roll is published.

What this can and cannot tell you
It can
- Show your assessed value against genuinely comparable homes — same community, similar lot, similar age.
- Tell you when the figure is too close to the line to call.
- Tell you when you look under-assessed, where filing has more to lose than to gain.
It cannot
- Predict whether you will win. We tested this and our scoring carries no signal (p = 0.61).
- See inside your house. The open roll has no floor area, so a larger home and an over-assessed one look identical.
- Promise anything about the board, which can raise as well as lower.
