The Calgary assessment deadline, and why most people miss it

Short answer. You have 67 days from the date printed on your Calgary assessment notice to question it — that single date governs both the free Customer Review Period and the deadline to file a $50 formal complaint, and once it passes the assessment stands for the year.

One date governs everything

The 67 days run from the date printed on your notice, not from the day it reached you and not from a fixed calendar date. Two homeowners can have different deadlines. Read your own notice.

Within that window you can do both things: talk to an assessor for free, and — if that does not resolve it — file a formal complaint for $50. The window does not extend because you tried the free route first, so start early enough that the second option is still open.

Why almost nobody uses it

about 1 in 200 Calgary homeowners file. The notice arrives in the middle of January, it looks like a bill rather than a decision you can question, and the deadline is far enough away in February or March to be forgotten and then to have passed. There is no extension and no appeal of a missed deadline.

After the window closes

The assessment stands for that tax year. The next opportunity is the following year's notice, on a fresh 67-day clock. If you found a factual error in your property record, it is still worth reporting so the record is right going forward.
